South Carolina Residential Builder License
The South Carolina Residential Builders Commission, under LLR, licenses residential builders who construct, improve, or repair residential structures. This license is separate from the general contractor license.
Requirements
- Experience: Minimum 2 years of residential construction experience
- Examination: Must pass the residential builder exam
- Financial Statement: Financial qualification required
- Surety Bond: $15,000 minimum surety bond required per SC Code 40-59
- Insurance: General liability insurance is not mandated by the Residential Builders Commission for licensure, though it is commonly carried. Workers' compensation requirements are governed separately by SC state law for employers.

SC classifies residential builders by project scope:
- Group 1: Unlimited residential construction
- Group 2: Residential projects up to $200,000
- Group 3: Residential specialty work

- Hours: 8 hours per renewal cycle (every 2 years)
