Utah Residential and Small Commercial Contractor License (R100)
The Utah Division of Professional Licensing (DOPL) issues the R100 Residential and Small Commercial Contractor license, authorizing holders to perform general contracting work on residential structures and small commercial projects.
What This License Authorizes
R100 licensees may perform general construction, remodeling, and repair of residential buildings and small commercial structures. This includes new home construction, additions, renovations, and tenant improvements on smaller commercial properties. Holders may subcontract specialty work to appropriately licensed contractors.
Requirements
- Experience: Minimum two years of full-time related experience within the past 10 years, with at least one year in a supervisory or managerial role
- Exam: Utah Contractor Business and Law Exam (trade exams no longer required as of May 2019)
- Pre-License Training: 25-hour pre-licensure course from an approved provider
Bond and Insurance Requirements
- Surety Bond: $25,000 bond required, filed with DOPL
- General Liability Insurance: Minimum $100,000 per occurrence and $300,000 aggregate with DOPL as certificate holder
- Workers' Compensation: Required if you have employees
Fees
- Application Fee: $210
- Renewal Fee: $128 (every 2 years)
- Late Penalty: Late renewals incur a $20 penalty fee for the first 30 days
Renewal Process
- Renewal Period: Every 2 years (all contractor licenses expire November 30 of odd-numbered years)
- Continuing Education: 6 hours required per renewal cycle, with at least 3 hours taught live
- DOPL sends renewal notices by email at least 60 days before expiration
Consequences of Operating Without a License
Performing contractor work in Utah on projects over $3,000 without a valid license is a Class A misdemeanor. Civil penalties include fines up to $1,000 for a first offense, $2,000 for a second, and $2,000 per day for continued violations.
