Mississippi Residential Remodeler License

The Mississippi State Board of Contractors (MSBOC) issues the Residential Remodeler license, required for contractors performing residential remodeling, additions, or improvements where the total project cost exceeds $10,000.

What This License Authorizes

Residential Remodelers may perform remodeling, repair, renovation, and improvement work on existing residential structures. This includes kitchen and bathroom remodeling, room additions, structural modifications, and other renovation work on homes and residential buildings.

Insurance Requirements

  • General Liability Insurance: Proof of general liability insurance coverage is required, with no minimum policy amount specified for residential licensees
  • Workers' Compensation: Required if you have five or more employees

Examination Requirements

Applicants must pass the Mississippi Law and Business Management exam and a Residential Remodeler trade exam, both administered by PSI. Each exam costs $120 and requires a score of 70% to pass.

Application and Renewal

  • Application Fee: $50
  • Renewal Period: Annually
  • Renewal Fee: $100
  • Continuing Education: 2 credit hours per renewal cycle from a board-approved provider (applies to licenses issued on or after July 1, 2015)

Consequences of Operating Without a License

Performing residential remodeling work over $10,000 without a valid MSBOC license is a misdemeanor, carrying fines from $100 to $5,000 and/or imprisonment of 30 to 60 days. Unlicensed remodelers cannot file mechanics liens or collect payment through legal action. Homeowners who knowingly contract with unlicensed remodelers may face penalties up to 3% of the total contract amount.

Late renewals incur a $10 penalty fee
