Mississippi Residential Builder License (Small Commercial)
The Mississippi State Board of Contractors (MSBOC) Residential Builder license includes a small commercial provision, allowing residential license holders to also perform work on commercial structures under 7,500 square feet.
What This License Authorizes
In addition to standard residential construction authority, this license permits work on commercial structures provided the prescribed job does not exceed 7,500 square feet. This is particularly useful for contractors who primarily do residential work but occasionally take on small commercial projects like retail buildouts, small offices, or restaurants.
Insurance Requirements
- General Liability Insurance: Proof of general liability insurance coverage is required
- Workers' Compensation: Required if you have five or more employees
Examination Requirements
Applicants must pass the Mississippi Law and Business Management exam and a Residential Builder trade exam, both administered by PSI. Each exam costs $120 and requires a score of 70% to pass.
Application and Renewal
- Application Fee: $50
- Renewal Period: Annually
- Renewal Fee: $100
- Continuing Education: 2 credit hours per renewal cycle from a board-approved provider (applies to licenses issued on or after July 1, 2015)
Important Limitations
The 7,500 square foot commercial limitation applies to the total scope of the project. Projects exceeding this threshold require a full commercial contractor license. Contractors should carefully evaluate project scope before accepting commercial work under this provision.
Consequences of Operating Without a License
Performing construction work without a valid MSBOC license is a misdemeanor, carrying fines from $100 to $5,000 and/or imprisonment of 30 to 60 days. Unlicensed builders cannot file mechanics liens or collect payment through legal action.
Late renewals incur a $10 penalty fee
