Detailed notes

The fine print is here.

Mississippi Residential Builder License

The Mississippi State Board of Contractors (MSBOC) issues the Residential Builder license, required for contractors performing new residential construction where the total cost exceeds $50,000. This license covers construction of single-family and multi-family residential structures up to 50 families and 3 floors in height.

What This License Authorizes

Residential Builders may construct new residential buildings and structures, including single-family homes, duplexes, and small apartment buildings (up to 50 units and 3 stories). The residential classification also permits work on commercial structures provided the project does not exceed 7,500 square feet.

Insurance Requirements

  • General Liability Insurance: Proof of general liability insurance coverage is required, with no minimum policy amount specified for residential licensees
  • Workers' Compensation: Required if you have five or more employees

Examination Requirements

Applicants must pass the Mississippi Law and Business Management exam and a Residential Builder trade exam, both administered by PSI. Each exam costs $120 and requires a score of 70% to pass.

Application and Renewal

  • Application Fee: $50
  • Renewal Period: Annually
  • Renewal Fee: $100
  • Continuing Education: 2 credit hours per renewal cycle from a board-approved provider (applies to licenses issued on or after July 1, 2015)

Consequences of Operating Without a License

Performing residential construction over $50,000 without a valid MSBOC license is a misdemeanor, carrying fines from $100 to $5,000 and/or imprisonment of 30 to 60 days. Unlicensed builders cannot file mechanics liens or collect payment through legal action. Homeowners who knowingly contract with unlicensed builders may face penalties up to 3% of the total contract amount.

Late renewals incur a $10 penalty fee
