Florida Certified Building Contractor License
Florida's certified building license looks close to the general-contractor license until you hit the scope line. That is the main reason this page matters: the filing pattern is familiar, but the statutory scope is narrower, and that difference matters when the project pushes past the three-story or structural-work limits.
What the application turns on
- Experience: The application uses the section 489.111 qualification paths, including the common 4-year worker or foreman route with at least 1 year as a foreman.
- Exams: Initial applicants have to complete the Florida building-contractor exam process.
- Fingerprints: DBPR requires electronic fingerprints for the initial filing.
- Financial responsibility: The packet requires a FICO-derived credit score, and applicants below 660 have to complete the board-approved 14-hour financial responsibility course.
Insurance, renewal, and fee timing
- Insurance minimums: DBPR says general and building contractors must maintain at least $300,000 liability and $50,000 property damage coverage, plus workers' compensation compliance.
- Renewal cycle: Certified construction licenses renew on August 31 of even-numbered years.
- Renewal fee: The current certified-contractor renewal fee is $205, plus $50 when the license qualifies a business entity.
- Application fee by filing window: The building-contractor application uses the same time-of-cycle schedule as the other CILB construction categories: $145 from September 1 of an odd year through April 30 of an even year, and $245 from May 1 of an even year through August 31 of an odd year.
- Continuing education: 14 hours each renewal cycle under the standard CILB topic mix.
Where the scope stops
Section 489.105 says a building contractor's services are limited to commercial buildings and single-dwelling or multiple-dwelling residential buildings that do not exceed three stories in height, plus accessory structures. The statute also allows remodeling, repair, or improvement of any size building when the work does not affect structural members.
What happens if you work outside the license
Florida's unlicensed-contracting statute follows the same structure here as it does for the other certified construction categories. A first offense is generally a first-degree misdemeanor. Repeat violations and violations during a declared state of emergency can escalate to third-degree felonies.
